Drayton Land Use Investigation

Drayton is a suburb located 8 km from the Toowoomba central business district (CBD) and characterised by its rural hinterland setting and rich history.

Drayton’s heritage buildings dating back to the 1840s together with its bushland and creek environments contribute to the area’s unique identity and scenic qualities. The commercial centre plays an important role in servicing and supporting surrounding communities.

Drayton has been identified as a future urban growth area since 2003. While only limited growth has occurred since this time, Council projections indicate that Drayton could be home to an additional 4800 people by 2031. It is important to plan for this long-term growth and in doing so create a balance between encouraging the area’s continued development and protecting and enhancing the features which make it liveable and unique.

Drayton Land Use Investigation

The Drayton Land Use Investigation is planning for the long-term future of Drayton, and will guide growth and development for the next 20 years.

The project will identify and explore key strategic issues affecting the area to ensure future development meets our communities’ daily living needs throughout an entire lifetime. It is intended to guide land use change, development and urban form outcomes and infrastructure investment in the medium to long-term.

The study area is approximately 540ha of land in Drayton, of which 280ha is zoned Emerging Community. Emerging Community zones cover areas in the Toowoomba Region that are not currently recognised or developed as urban environments, but are identified for development in the next 20 years. A map of the study area can be viewed here.

The Drayton Land Use Investigation will include the delivery of a structure plan to direct the scale, location and type of future development in Drayton. The structure plan will be in line with a shared vision for the future of Drayton and responsive to identified constraints, opportunities and community and environmental values. The project timeline can be viewed here.

This project is part of the Imagine tomorrow series of local planning investigations. These investigations guide where and how to grow Toowoomba as a regional centre and how to sustainably manage this growth. They are based on contemporary planning, urban design and placemaking principles. To find out more about other Imagine tomorrow investigations, please visit Council’s website.

Community feedback from the second round is consultation is being used to guide the development of the final structure plan to direct the scale, location and type of urban development in Drayton over the next 20 years. The final structure plan will be presented to Council in early 2019 and will subsequently be shared with the community.
